Overview

Small town charm with big city heart is how Roanoke, Texas could be described and those who call it home would tend to agree. The southern charm is what has caused this city’s population to more than triple since 2000. According to the 2017 census, Roanoke has a count of approximately, 9,700 residents. It is situated in Denton County, Texas and considered part of the Dallas-Fort Worth metroplex. 

 Roanoke Real Estate Market

The increased popularity of the city of Roanoke is evident by the surge of residents over the last 20 years. As such the value of the area has drastically increased as well. In 2000 the median home value sat around $92,000, whereas today the median value is just shy of $257,000. The average income of households in Roanoke is also higher than the state average at approximately $66,000 vs. the state of Texas at $56,500. Due to the increase of residents, there are a large number of new subdivisions being built. Residents enjoy low taxes and high quality living in Roanoke. 

City Highlights

Roanoke, Texas has all the characteristics of a small town and as such like to stay true to their roots. This is shown in their downtown, particularly Oak Street, which is a new redeveloped old town district, which dates back to the 1840s. 

Oak Street is also the location for one of the city’s most popular events, “Evening’s on Oak Street”. This is a free concert series located at Austin Street Plaza in historic downtown Roanoke from March through September. Concerts are from 7 p.m. - 8 p.m. 

Looking for a way to cool off in the hot Texas summer? Hawaiian Falls Waterpark will ensure you stay cool while having fun with family and friends. This park, which boasts state of the art water rides, innovative features, and interactive attractions. 

Another way that one could cool off during the summer heat is at the city run, Roanoke Community pool. A great way to spend an afternoon taking a dip and beating the heat. 

The city of Roanoke maintains 9 parks for residents to enjoy. The Roanoke Community Park is a city favorite and offers a fishing pier, adult and little league fields, pavilion area with picnic tables, children’s playground equipment and a 0.51 mile walking trail wrapping around the pond. The Cannon Parkway Park offers sand volleyball courts, skate park, basketball courts, splash pad and a 0.34 mile walking path. Roanoke also provides a state of the art skate park with a pool style bowl, front and backside hook ledges, 7 stairs with hubba ledge and handrail and “spoon” transition. Along with a number of other parks throughout the city, these will provide families with a great way to spend some time being active and enjoying the great outdoors. 

The City is currently in the process of designing and implementing new trails throughout the area to provide its residents with access to walking and biking paths that will aim to connect all areas of town. 

Roanoke features of a number of special events throughout the year. A tradition in the city is “Celebrate Roanoke”. This event is held in October and has been happening for the last 13 years. Spend the day shopping artisan and craft vendors, visiting Roanoke's unique boutiques, eating at food booths and our local restaurants, watching the game on the jumbo TV, playing in the large children's area, listening to live music, enjoying fireworks and much, much more! 

A claim to fame in Roanoke is the hotel that bank robbers, Bonnie & Clyde resided in during the 1930s. Due to this rich piece of American History the city was listed on the National Register of Historic Places. 

 

 The Best Roanoke Neighborhoods

There are a few different areas of town to choose from when looking for a potential area to live in. The city overall is very safe and clean so each neighborhood has a number of advantages to it. 

The Fairway Ranch area is the location of HGTV’s “smart home” 2019! The houses range from approximately $400k - $800k. The area has access to bike/walking trail and a park. 

Marshall Creek was consolidated with Roanoke in 2007. There are approximately 150 houses in the area, including the subdivision “Glenmere” by Megatel Homes. The neighborhood also has Byron Nelson High School, Medlin Middle School, a park and a place of worship. 

Meadows of Roanoke mostly features reasonably priced mid-size homes. The community dates back to 1998 situated in North West Roanoke. There is easy access to shopping and entertainment. 

Bluffview was development in 2013. The area has mostly mid-sized homes sitting on properties of approximately ¼ acres. The range for housing is between $290k - $500k. The neighborhood, made up of roughly 136 homes, has close access to schools and Henrietta Creek. 

 

Amenities

The city of Roanoke, Texas has an abundance of amenities and facilities accessible to residents. From community centers to the public library. Living in a small town such as Roanoke doesn’t mean you are sacrificing big city benefits. 

The Roanoke Recreation Centre is a 38,000 square foot, state of the art facility that offers something for everyone. There is a 3,600 square foot weight room, an aerobics room, two racquetball courts, 2 full-sized basketball courts, and a walking track. While mom and dad spend time enjoying those features, children are able to play at the children’s activity center. The center also offers a multitude of cultural and recreation classes and 4 classrooms that can be rented out for any number of events. 

The stated vision of the Roanoke public library is “enrich lives and bring greatness to our community”. In keeping true to that statement, the library offers, along with all the traditional benefits, a selection of classes, events, tutoring, English as a second language clubs, and writers groups.

Not only will you get a peek at the rich history that is in the area, but you will also get to go through the building which is a restored rock building dating back to 1886. 

 

School Guide

The education system in Roanoke, Texas is served by the Northwest Independent School District

Elementary school students attend Roanoke Elementary School, middle school students attend Medlin Middle School or John Tidwell Middle School, and high school students go to Byron Nelson High School in Trophy Club. Also, Roanoke is home to James Steele Accelerated High School, an NISD high school for students who want to graduate from high school in 2 1/2 to 3 years

 

Transportation

Although the city does not provide any public transportation at this time there is easy access for those who commute to work via Highways 114, Highway 370 and Highway 170.

For means of further travel, such as train or plane, the close proximity to large cities such as Dallas and Fort Worth, means you will never be too far away from your travel necessities. 

 

Restaurants

Your taste buds are in for a treat when dining in Roanoke. The city is named the “Unique Dining Capital of Texas” and as such offers a wide variety of dining experiences. The town is home to the original Babe’s Chicken Dinner House and has a number of one of a kind restaurants to choose from, namely, Twisted Roots Burger Company, Tacos & Avocados, Hard 8 BBQ and so many more. 

There are options that range from traditional southern bbq to dining that will take your pallet across the globe. Asian inspired cuisine to Texas style “chop houses”, either way, you can’t go wrong when choosing. Many of these establishments are located in the historic downtown area and along Oak Street.
